Modus partnered with Techspace to transform a former Gordon’s Gin distillery at 140 Goswell Road into a vibrant serviced office space. The goal was to meet the demands of Techspace’s expanding tenant base by doubling the building’s original capacity while honouring its industrial heritage. The design blends the building’s history with contemporary functionality, focusing on sustainability through the extensive reuse of furniture and materials.

A Workspace Inspired by Its Storied Past

The site’s history as a Tanqueray and Gordon’s gin distillery inspired design elements throughout the space. Subtle green accents reference both brands’ iconic bottle colours, connecting to the building’s past without overwhelming the modern aesthetic. Key architectural features, such as original timber columns and exposed concrete, were preserved, celebrating the building’s industrial character while providing a raw, authentic backdrop for contemporary office design.

Modus inherited the Tenant-Ready™ space on the 3rd and 4th floor, designed by Whitepaer. While the fourth floor required only minor adjustments, the third floor underwent a more significant transformation. Meeting rooms and the existing teapoint were retained, while a former storage area was reimagined as a teapoint bar, adding functionality and creating an inviting social hub for tenants.

Reducing Waste, Maximising Impact 

Sustainability was central to the project, emphasising reducing waste and repurposing existing materials. Carpets and furniture from the previous fit out were carefully integrated into the new design, reducing the need for new resources and minimising environmental impact. Materials with high recycled content, including tiles and countertops, were selected to maintain a high-quality finish while supporting Techspace’s sustainability goals. Energy efficiency was also a priority, and updated systems were designed to reduce operational costs and the environmental footprint.

A Workspace That Grows with Techspace

140 Goswell Road’s transformation has created a flexible, sustainable workspace that supports Techspace’s growth ambitions. The design balances historical character with modern amenities, offering a welcoming environment that meets the needs of today’s dynamic workforce. With increased capacity and a strong focus on sustainability, this project positions Techspace as a key player in London’s serviced office market.
