Once home to a varnish and pottery factory, The Varnish Works sits in the heart of King’s Cross, offering a rare blend of industrial character and modern performance. Two delivered a full reimagination of the space, transforming the historic building into a Grade A Tenant-Ready™ workspace. The project preserved the fabric of the original structure while introducing future-focused improvements in energy efficiency, adaptability, and commercial appeal.

From Kiln to Coworking
Retained architectural details, brickwork, crittall-style windows, and steel beams, set the tone for a bold, layered interior. Two introduced warm oak workstations with soft green finishes, Kvadrat-upholstered modular seating, and bronze-finished glazing tracks to add refinement. Industrial character was carried through the design with re-varnished timber floors, epoxy concrete finishes, and custom circular light fittings inspired by the building’s former life.
Form with Purpose
Retained materials such as timber flooring and bulkheads were complemented by Autex acoustic panels, Durat surfaces, and Corian worktops, all chosen for their sustainable credentials. Meeting rooms were placed near operable windows, which improved airflow and reduced the need for mechanical ventilation. A flexible layout supports varied tenant use, and an upgraded HVAC system and LED lighting help reduce ongoing energy use. Unisex toilets and additional showers support active commuting and inclusive access, rounding off a scheme where character and conscious design go hand in hand.
