Ambit, in partnership with DMFK, completed the refurbishment of Voysey House, a Grade II* listed building originally constructed in 1902 as an extension of the Sanderson wallpaper factory.
In collaboration with Anomaly Architects, Ambit transformed the historic former Euston Station Ticket Hall at 163–203 Eversholt Street into a versatile, contemporary office space. Originally built in the 1830s, these Grade II listed Victorian buildings had seen years of underinvestment, leaving them outdated for modern office needs.
Ambit partnered with BentallGreenOak (BGO) to transform Level 4 of 7 Bishopsgate into a versatile Tenant-Ready™ workspace designed to meet the evolving needs of evolving needs of a modern workforce.
Ambit delivered a CAT A transformation of Unit Two at Coal Drops Yard, King’s Cross, a site rich in history dating back to the 1850s when it served as a hub for coal storage and distribution. The 12-week refurbishment reimagined the former retail space into a Cat A workspace.

In partnership with Landsec, Modus created an 8,000 sq ft Tenant-Ready™ workspace on the 6th floor of 100 Victoria Street, London. Positioned in the heart of Victoria, this modern office offers panoramic views of Westminster Cathedral and is designed to attract future tenants with its combination of flexible layouts, sustainable features, and Scandinavian-inspired design.
Fora Greencoat Place is a striking coworking space where historic character meets contemporary design. Set within a building that dates back to the late 19th century, once part of the iconic Army and Navy store, this project by Modus brings new life to a site with deep roots in London’s history. The design respects the building’s heritage while creating a flexible, modern workspace.
We have transformed two floors in the iconic Hylo Building to create a Tenant-Ready™ space that reflects the essence of the surrounding neighbourhoods of Barbican, City, and Shoreditch. We collaborated closely with the landlord and architect to curate 10,000 sq ft of workspace across Levels 7 and 18, blending modern design with sustainable solutions.
