Modus partnered with JLL, Savills, and London & Oriental to deliver a flexible Tenant-Ready™ space in the Tower building at Buckingham Green. Designed to balance luxury with practicality, the space features residential-inspired colours and textures, creating a warm and inviting environment for future tenants. This collaborative project reflects London & Oriental’s focus on creating spaces that meet modern tenants’ evolving needs.

Sustainability from Waste

Worktops made from recycled yoghurt pots and stools made from Carlsberg beer waste demonstrate Modus’s and London & Oriental’s commitment to sustainable design. Loose-lay flooring was chosen to minimise environmental impact, while reconfigurable furniture offers flexibility for future occupants. To bring natural elements into the space, greenery and hanging plants were incorporated throughout the office, enhancing both the aesthetic and the functionality. Magnetic lighting fixtures further add to the adaptability of the design, ensuring the space can evolve alongside its tenants.

Located in the heart of Westminster, Buckingham Green offers unparalleled access to London’s commercial and cultural hubs. The Tower building combines sleek architecture with stunning views, making it an attractive destination for forward-thinking tenants. The Tenant-Ready™ fit out elevates this iconic building by providing an adaptable, eco-conscious workspace that aligns with the needs of contemporary businesses.

The reconfigurable furniture and flexible layout ensure that businesses can adapt the space to their needs, while including natural elements to promote wellbeing and productivity.
