
The Clubhouse at Space House was conceived as a vibrant shared hub for all building tenants. Seaforth, the landlord, wanted Modus and Platfform to create an amenity that would attract and retain occupiers while enhancing the building’s reputation as a best-in-class workplace destination. Located on the Grade II listed Brutalist’s top floor, the Clubhouse combines hospitality, wellness, and flexible workspace, establishing a new social heart within one of London’s most striking 1960s buildings.

Reinventing a Landmark
Working within a listed building demanded sensitivity and creativity. The design drew inspiration from Space House’s Brutalist heritage, with walnut fluted panelling around the bar, leftover terrazzo tiles salvaged from the dramatic staircase, and concrete-effect finishes that echo the raw structure. Existing mosaic walls were retained, while new timber floors and acoustic curtains softened the interiors. The scheme shifted from bespoke joinery to a furniture-first approach by Platfform, balancing budget considerations with aesthetic ambition.
A Social Hub with Flexibility
The Clubhouse was designed for versatility, operating as a dining and meeting space by day before transforming into a yoga studio, town hall venue or evening event space. Orangebox Convo Flip tables in stone oak with black frames supported adaptable layouts, complemented by Audo Copenhagen Ready Dining chairs in soft bouclé tones that reinforced the scheme’s 1960s influence. Comfort and scale came through Cane-line Capture modular sofas paired with Glaze coffee tables in muted greys and greens, while Lapalma Rondò height-adjustable tables and Andreu World Liceo lounge chairs added further adaptability. Outdoors, the landscaped terrace introduced Pedrali Arki tables and Tribeca chairs in terracotta and green, balanced with modular Viccarbe seating in warm woven fabrics and Vincent Sheppard Frida chairs in natural teak and rope. Anchored with Hay Terrazzo tables, Vondom aluminium pieces, and a suite of recycled Gatsby planters, the terrace extended the social energy beyond the interior.
