Ambit delivered a CAT A transformation of Unit Two at Coal Drops Yard, King’s Cross, a site rich in history dating back to the 1850s when it served as a hub for coal storage and distribution. The 12-week refurbishment reimagined the former retail space into a Cat A workspace. The project balanced modern functionality with a deep respect for the site’s heritage, creating a versatile space ready to welcome future retail tenants.

Reimagining a Historic Space

The refurbishment began with a soft strip-out, carefully dismantling existing features such as the teapoint, restaurant, and commercial kitchen to allow for reuse by Related Argent. The mezzanine-level back offices and kitchen were removed to create a more open and flexible layout, with new steel reinforcements added where necessary. The mechanical systems were retained, overhauled, and recommissioned to meet modern compliance standards while maintaining operational efficiency. An updated Operating and Maintenance manual was provided to support the long-term management of the space.

Design Solutions That Honour the Past

Restoring a historic chimney, using reclaimed bricks to maintain architectural continuity preserved the building’s historical character. The building’s façade was revitalised with cleaned and repainted windows, enhancing its street presence while respecting its original design.

Sustainability was embedded throughout the project, with the reuse of internal greenery and a focus on minimising waste. Collaborating with partners Hoare Lea, Gardiner and Theobald, and Fathom Architects, Ambit ensured the design was functional and sensitive to the site’s rich history.

Unit Two at Coal Drops Yard now stands as a versatile, compliant retail space that bridges London’s industrial past with its dynamic present. The space is ready to play a key role in King’s Cross’s evolving retail landscape, offering character and commercial potential.
