Modus collaborated with Gensler to deliver a high-quality workspace for this 26,000 sq ft project at 2 Kingdom Street in Paddington, London. By preparing a comprehensive construction pack, Modus ensured the project was delivered on time, within budget, and aligned with the vision of Storey and British Land.

Collaborative Design for Flexibility

 2 Kingdom Street exemplifies Storey’s aim of creating dynamic workspaces that meet tenants’ unique needs. The design contrasts with Storey’s other locations by adopting a brighter, open aesthetic. This approach caters to modern tenants seeking vibrant and adaptable environments while maintaining Storey’s high standards of functionality. The workspace includes a lounge and café as social hubs, complemented by private tenancies equipped with meeting rooms and teapoint facilities. These features promote collaboration while offering quiet spaces for focused work.

The location within Paddington Central, a bustling area with excellent transport links, influenced the design. The layout reflects the needs of businesses operating in a fast-paced, well-connected urban environment. Modus worked closely with Gensler to ensure the space could evolve with tenants’ requirements, incorporating adaptable layouts and versatile facilities that appeal to a diverse range of occupiers.
