Our long-term client Work.Life, a dynamic coworking provider, challenged us to revitalise The Typewriter Building at 140 Borough High Street into a vibrant workspace. Originally built in 1956 for a typewriter company, the project required balancing the building’s historical character with Work.Life’s modern, playful brand identity.
Work.Life tasked us with transforming key areas of Waverley House in Soho into a vibrant coworking space. A last-minute redesign of the fifth floor, just a week before starting, required agility and creativity. The challenge involved adapting the design to existing MEPs and ensuring a seamless flow between the bustling ground floor and the newly envisioned upstairs spaces.
Modus partnered with Huckletree to design and deliver an innovative, tech-enabled coworking space at Oxford Circus. Covering 22,000 sq ft, this dynamic environment reflects Huckletree’s commitment to supporting startups and innovative businesses. Huckletree Oxford Circus is not just a workplace, it’s a hub designed to inspire the next generation of entrepreneurs.
Modus partnered with Fora, one of London’s leading flexible workspace providers, to expand their offering at Henry Wood House. This project spans nine floors, creating a sophisticated environment that blends hospitality-inspired design with functional workspaces.
Two partnered with Work.Life to create a vibrant coworking space in Old Street, designed to reflect the brand’s characteristics, the area’s artistic heritage, and its dynamic energy.
Fora Greencoat Place is a striking coworking space where historic character meets contemporary design. Set within a building that dates back to the late 19th century, once part of the iconic Army and Navy store, this project by Modus brings new life to a site with deep roots in London’s history. The design respects the building’s heritage while creating a flexible, modern workspace.
Modus collaborated with Fora, a premium workspace provider, to transform a 1930s textiles warehouse into a modern, state-of-the-art flexible workspace. Located in Wells Mews, this workplace blends the building’s historical charm with contemporary design, creating a unique environment that supports wellbeing, productivity, and creativity.
