Ambit partnered with BentallGreenOak to revitalise Level 2 of 101 New Cavendish Street into a modern, flexible Tenant-Ready™ workspace. Located in the heart of Fitzrovia, this project was designed to attract future tenants with a versatile layout, high-quality finishes, and a welcoming atmosphere.

Maximising Space with Smart Design

The project’s goal was to transform a dated floor into a dynamic workspace that meets the needs of modern businesses. Ambit introduced 70 workstations, diverse meeting spaces, and a collaborative lounge area to create a flexible environment where teams can thrive. The redesigned lift lobby and reception area were key features, providing an inviting first impression and a smooth transition into the main workspace.

A major focus was optimising the space to support both productivity and comfort. The design accommodates different working styles, incorporating open-plan areas alongside private meeting rooms whilst maintaining a cohesive flow. 

Design Challenges and Solutions

One of the primary challenges was working with the building’s low ceilings, which had the potential to make the space feel restricted. Ambit addressed this by implementing ambient lighting solutions that subtly enhanced the perception of height. Large windows were maximised to bring in natural light, while strategically placed artificial lighting ensured the entire floor remained bright and inviting.

High-quality finishes, such as bespoke joinery and herringbone tabletops, added a sense of sophistication. Earthy tones were introduced to create warmth without overwhelming the space. Glass partitions were used in meeting rooms to maintain a sense of openness while providing necessary privacy. This approach ensured the workspace felt both connected and functional.

The project reflects a thoughtful balance of design, functionality, and comfort. Its flexible layout, high-end finishes, and smart lighting solutions have transformed the space into an adaptable, tenant-friendly environment ready to meet the evolving needs of today’s businesses.
