The Dock in Kings Langley underwent a remarkable transformation led by Modus in collaboration with Alchemy Asset Management. This award-winning project, winning the Refurbished and Recycled Workplace Award at the BCO Awards 2022, revitalised a former back-office building into a modern, sustainable workspace designed to meet the needs of today’s businesses.

Redefining Workspace Flexibility

Originally built in 2015 as part of a corporate campus for Imagination Technologies, the building required a significant overhaul to attract a wider range of tenants. Modus transformed the space into a vibrant multi-let building with flexible layouts supporting multi-tenanted and single-occupier configurations. Key features include timber-clad walls, upgraded LED lighting, and a new balcony overlooking the atrium, which adds functional space and visual interest.

A new central hub within the building creates a welcoming communal area with meeting booths, a kitchenette, and enhanced planting to develop a sense of community. This reimagined space encourages tenants to connect and collaborate while enjoying a more engaging environment. The design also incorporates sustainability features, achieving WiredScore Gold, AirRated Gold, and Fitwel 2-star certifications, reinforcing Alchemy Asset Management’s commitment to responsible and environmentally conscious property development.

Meeting Modern Workplace Expectations

Located in Kings Langley, just outside London, The Dock benefits from excellent transport links while offering proximity to natural surroundings. This location inspired the incorporation of biophilic design elements, such as greenery and natural materials, to create a calming atmosphere that enhances wellbeing and productivity. The refurbishment also included future-proofing measures, like the advanced mechanical systems and EV charging points, ensuring the building continues to meet modern needs.
