Modus partnered with Fora, one of London’s leading flexible workspace providers, to expand their offering at Henry Wood House. This project spans nine floors, creating a sophisticated environment that blends hospitality-inspired design with functional workspaces. The goal was to deliver a workspace that promotes wellbeing, sustainability, and collaboration right in the heart of London’s West End.

Project in Brief:

  •  Nine floors of flexible workspace in the heart of London
  • Sustainable design with restored heritage features
  • Wellness-focused spaces, including a private garden and gym

Reinventing History Through Modern Design

Located in a building rich with history, the design approach for Henry Wood House honours its architectural heritage while introducing modern, flexible workspaces. The original flooring was restored, preserving the character of the space. The design balances calm, minimalist aesthetics and vibrant communal areas. Natural light flows through open spaces, complemented by a warm, earthy colour palette inspired by nature.

Community-Driven Spaces Designed for Connection

Every floor of Henry Wood House has been designed with the community in mind. Shared spaces encourage interaction, while private areas provide quiet zones for focused work. The reception features contemporary design elements that draw attention without overwhelming the space, enhanced by abundant natural light that sets a bright, uplifting tone.

On the ground floor, a wellness sanctuary and private garden offer a retreat from the city’s fast pace alongside a state-of-the-art gym for health-focused professionals. These amenities create a holistic workspace experience, supporting physical wellbeing and productivity. The communal areas encourage a sense of connection, allowing tenants to engage with their environment and each other.

A Future-Ready Workspace for London’s Creatives

Henry Wood House now reflects Fora’s vision for the future of flexible workspaces. The project demonstrates how thoughtful design can create beautiful and practical environments. With a strong focus on community, sustainability, and wellbeing, the space offers businesses a dynamic setting that adapts to evolving workstyles, setting a new benchmark for coworking in London.
