In partnership with Landsec, Modus created an 8,000 sq ft Tenant-Ready™ workspace on the 6th floor of 100 Victoria Street, London. Positioned in the heart of Victoria, this modern office offers panoramic views of Westminster Cathedral and is designed to attract future tenants with its combination of flexible layouts, sustainable features, and Scandinavian-inspired design.

Fora Greencoat Place is a striking coworking space where historic character meets contemporary design. Set within a building that dates back to the late 19th century, once part of the iconic Army and Navy store, this project by Modus brings new life to a site with deep roots in London’s history. The design respects the building’s heritage while creating a flexible, modern workspace.
Modus collaborated with Fora, a premium workspace provider, to transform a 1930s textiles warehouse into a modern, state-of-the-art flexible workspace. Located in Wells Mews, this workplace blends the building’s historical charm with contemporary design, creating a unique environment that supports wellbeing, productivity, and creativity.

The goal was to create a flexible environment that aligns with their evolving workplace strategy and accommodates new ways of working. Known as a leading British retailer of luxury Swiss watches, the company wanted a workspace that reflected their prestigious brand identity while creating a welcoming environment for their employees.
KPI OceanConnect, a global leader in marine fuels and shipping, sought Two’s expertise to redesign their newly expanded office space. Tasked with creating a cohesive workspace across two levels, the project was designed to enhance collaboration, reflect the company’s marine-focused identity, and accommodate their shared building with sister company Bunker Holding.
CCP Games, a global leader in the gaming industry, partnered with Two to design their new London office at Tea Auction House. Known for their innovative games like EVE Online, CCP Games wanted a workspace that reflected their playful and creative culture while offering the functionality needed to support global collaboration.
We have transformed two floors in the iconic Hylo Building to create a Tenant-Ready™ space that reflects the essence of the surrounding neighbourhoods of Barbican, City, and Shoreditch. We collaborated closely with the landlord and architect to curate 10,000 sq ft of workspace across Levels 7 and 18, blending modern design with sustainable solutions.
